Requirements
Nairn Construction delivered the Eccles control building fit-out on behalf of I H Brown Civils, completing the internal traditional build and M&E works for Scottish Power Energy Networks (SPEN).
The brief required 215mm and 140mm internal block walls, reinforced with bed joint reinforcement and metal lath, finished to SPEN's exact wall specification. The scope also included through-wall ducting to accommodate incoming HV cables beneath a raised access floor, a full internal LV M&E fit-out, one-hour fire compartmentation throughout with fire-rated doors, and decoration to a high standard.
Delivered under an NEC contract, the project ran to a three-month programme in the energy sector, with SPEN's own HV cable and equipment installation dependent on Nairn completing on time.
APPROACH
After reviewing the initial design, we used our own build experience and technical knowledge to develop it further. Because the client needed to hit a high specification within a fixed budget, we raised a series of constructive technical queries and proposed equivalent standards. As a result, we achieved a comparable design at a lower cost to the client, without compromising on SPEN’s quality requirements.
THE KEY WORKS CARRIED OUT BY NAIRN CONSTRUCTION ON THE ECCLES CONTROL BUILDING FIT-OUT WERE AS FOLLOWS:-
Construction of 215mm and 140mm internal block walls, reinforced with bed joint reinforcement.
Application of metal lath and plaster to wall faces to achieve SPEN’s specified finish.
Installation of through-wall ducting to accommodate incoming HV cables beneath a raised access floor.
Completion of the full internal LV M&E fit-out.
One-hour fire compartmentation of all rooms, including fire-rated doors throughout.
Decoration of all internal areas to a high standard.
RESULTS for Retail Construction in Lochmaben
Nairn Construction completed the project to the highest standard, within budget and to a very tight programme. As a result, SPEN was able to progress with its HV cable and equipment installation on schedule.
The SPEN install team were delighted with the standard of finish and the on-programme completion, and handover went without a hitch — a strong result on a technically demanding fit-out for a major utility client.
