REQUIREMENTS

Nairn Construction Ltd was appointed by Sansec to act as Principal contractor on the construction of the Shell for a new Tesco retail store in Lochmaben, a project eagerly awaited by the local community. The site, previously occupied by a petrol station, posed several unique challenges due to the size of the site and proximity to neighbouring properties.

We were particularly mindful of the site’s constraints, which required careful coordination of multiple trades working in limited space. The team managed the flow of materials, construction vehicles, and workforce effectively to keep the project on schedule effectively working from the back of the site to the front.

The project was launched in two phases:

Phase One: Initial enabling works commenced in July 2023, which included the demolition of the old petrol station and decommissioning of the underground fuel tanks.

Phase Two: Full construction commenced in April 2024, following client approval, with the structure delivered to the client in September 2024.

APPROACH

Our team at Nairn Construction adopted a methodical approach to navigate the logistical challenges. We maintained open communication with the client, local authorities, and residents to ensure smooth progression and to minimise disruption to the surrounding area. Key focus areas included managing deliveries, site access, and adhering to a stringent schedule.

The key works carried out by Nairn Construction were as follows:-

Demolition and Decommissioning: The project began with the removal of the existing petrol station and decommissioning of underground fuel tanks, clearing the way for construction.

Groundworks and Foundations: Initial groundwork included drainage installations and laying concrete foundations, ensuring a solid base for the new structure.

Steel Framework and Structural Floor: The steel portal frame was erected, followed by the installation of metal decking and pouring of the concrete structural floor, marking significant progress.

Roof and Cladding: Roof cladding, along with timber kit and built up render system, provided both weather protection and a modern aesthetic to the building’s exterior.

Internal Works: Once the building was weatherproof, internal plaster boarding, framing, floor tiling and services installation proceeded smoothly.

Sandstone Facia and Intumescent Coating: A sandstone shop front with a mix of Rainscreen cladding, Glazing and doors added a high-quality finish to the exterior

Car Park and External Finishing: The car park’s drainage, kerbing, and surfacing were completed and lined for parking, while service installations ensured the site could handle increased traffic.

RESULTS

Nairn Construction’s commitment to quality and community cooperation has been at the forefront of this project. By maintaining clear communication with local residents and businesses, we minimised disruption and ensured the build proceeded smoothly. Despite the challenges posed by the compact site, our skilled team and subcontractors delivered key phases on time, setting the stage for the final fit-out.
