Nairn Construction Ltd was commissioned by a private client to assess a substantial property in a remote area of Dumfries and Galloway. The client’s primary objective was to secure a detailed cost estimate to facilitate the purchase negotiations for the property. The project was strategically divided into two distinct phases:
Phase One: Ensure the property was wind and watertight, making it resilient against harsh winter conditions.

Phase Two: Undertake a comprehensive refurbishment of the property, encompassing both internal and external renovations.
The client’s ultimate goal was to transform the property into a fully functional and aesthetically pleasing residence that met their specific tastes and requirements.
Our Approach
In order to achieve the client’s objectives, our team engaged in regular communication via telephone and email. This consistent interaction allowed us to coordinate effectively with multiple trades and adhere to the firm deadline set for the client’s relocation. The project was meticulously planned and executed, ensuring that the final outcome aligned perfectly with the client’s preferences and expectations.
The key works carried out by our skilled team and trusted subcontractors included:
- Roof and Wall Repairs: Essential repairs were made to the roof and walls to prevent water ingress and ensure the property was protected from adverse weather conditions.
- Complete Rewiring and Plumbing System Overhaul: The entire electrical wiring and plumbing systems were overhauled to meet modern standards and ensure safety and efficiency.
- Bathroom Replacement and Remodelling: Two bathrooms were completely replaced and remodelled to provide modern, functional, and stylish facilities.
- Creation of Walk-In Closet: A spacious walk-in closet was created to meet the client’s storage needs and enhance the property’s functionality.
- Installation of Fitted Bedroom Furniture: Custom fitted bedroom furniture was installed to optimize space and provide a luxurious feel.
- Internal Wall Remodelling: Internal walls were remodelled to create additional storage space and improve the overall layout of the property.
- Farmhouse Kitchen Remodelling: The large farmhouse kitchen was replaced and remodelled to become a centrepiece of the home, featuring modern amenities and a stylish design.
- WC and Utility Area Replacement: The WC and utility area were replaced to improve functionality and aesthetics.
- Interior and Exterior Redecoration: Comprehensive redecoration was carried out both inside and outside the property to refresh its appearance and enhance its appeal.
- External Drainage Improvements: Improvements were made to the external drainage system to prevent water accumulation and protect the property’s foundation.
- Berm Modification: Modifications were made to the existing berm to stabilise the surrounding land and prevent erosion.
- Patio Creation and Landscaping: A new patio was created, and the surrounding area was landscaped to provide an inviting outdoor space for relaxation and to keep pets safe and happy.
Results
Through maintaining close contact with the client and collaborating effectively with our trusted subcontractors, we were able to meet the client’s deadline and deliver a project completed to an exceptionally high standard. The property was finished with all the necessary touches, ensuring it was ready for immediate occupancy. The client was extremely satisfied with the results, which not only met but exceeded their expectations. The second important factor, particularly in our situation with being remote, was communication. We were impressed with the ease of communication with Nairn Construction via telephone, email, and other online tools, which ensured that we were regularly updated on progress and any questions/issues were quickly raised and addressed to avoid hold-ups. Because the communication was so good, it meant that we only had to visit the property in person once a month or so, and even then, more so for our own interest than out of necessity.
